Living in Temecula: A Neighborhood and Area Guide

Where Temecula sits in the valley

Temecula is the southernmost city in southwestern Riverside County, right at the San Diego County line. It incorporated on December 1, 1989, and the 2020 Census counted 110,003 residents. The Census Bureau's July 2025 estimate is 114,865. It is the anchor of the Temecula Valley, with Murrieta to the north and Wildomar, Menifee, French Valley and Winchester beyond that.

The city has three distinct sides. West of I-15 is Old Town and the older business areas along Jefferson Avenue and Ynez Road. The middle of the city holds most of the planned communities built from the 1980s onward. To the east, Rancho California Road and De Portola Road run into wine country, where lots get larger and the roads get quieter.

Main neighborhoods and housing types

Most Temecula housing is single-family homes in master-planned communities, many with HOAs and some with Mello-Roos special taxes. Ask about both for any address, because they change the monthly cost.

Old Town and nearby:

the historic district along Front Street, with a mix of condos, townhomes and older single-family streets within a short drive.

Rancho California and Meadowview:

some of the city's earlier neighborhoods, with mature trees and many homes on larger lots. Meadowview has horse trails and a no-thru-traffic layout.

Paloma del Sol, Harveston and Morgan Hill:

newer planned communities with community pools, parks and newer construction. Harveston is built around a lake and has its own community center.

Redhawk and Vail Ranch:

large planned communities on the southeast side near SR-79 South, with many parks and a range of home sizes.

Wolf Creek:

a newer south-side community off Pechanga Parkway.

Crowne Hill and Temeku Hills:

hillside neighborhoods with views. Temeku Hills is built around a golf course.

Wine country (Rancho California Road and De Portola Road):

estate homes and acreage. Some parcels sit within the Temecula Valley wine country rural zoning, so check what the land can be used for before you buy.

Schools

Most of Temecula is served by the Temecula Valley Unified School District (TVUSD), which began operating as a unified district in 1989. The district reports 33 schools, including 17 elementary schools, 6 middle schools and 3 comprehensive high schools, plus continuation, independent study, charter and adult programs. Its boundaries run from French Valley south to the San Diego County line and east to Vail Lake.

School assignments go by address, and boundaries can change. Confirm the assigned schools for any home with the district's school locator before you write an offer. California's School Dashboard and Ed-Data, both run through the California Department of Education, publish official school data. The area also has private and parochial schools, and Mt. San Jacinto College runs a Temecula Valley campus.

Commute and routes

Temecula is a driving city. I-15 runs north and south through the middle. It is the main route to San Diego County and, through Corona, to Orange County and the Inland Empire. I-215 splits from I-15 just north of town in Murrieta and heads toward Riverside, Moreno Valley and the 60 freeway. SR-79 crosses the city: Temecula Parkway to the south toward Pechanga and Vail Lake, and Winchester Road to the north toward French Valley and Hemet.

The Census Bureau puts the average commute for Temecula workers at 36.3 minutes (American Community Survey, 2020-2024). Rush-hour traffic on northbound I-15 toward Corona and on southbound I-15 toward Escondido is the daily reality for many commuters, so test-drive your commute at the time you would actually leave. Temecula has no Metrolink station. Riverside Transit Agency buses serve the city, and the nearest Metrolink stations are farther north on the 91/Perris Valley Line.

Things to do

Wine country:

the Temecula Valley Winegrowers Association lists 47 wineries across about 33,000 acres, most along Rancho California Road and De Portola Road. Many host restaurants, concerts and events.

Old Town Temecula:

Front Street's restaurants, shops, the Saturday farmers market, the Old Town Temecula Community Theater and the Temecula Valley Museum.

Outdoors:

Ronald Reagan Sports Park, the Temecula Creek Trail, Lake Skinner Recreation Area just northeast of the city, and the Santa Rosa Plateau Ecological Reserve in nearby Murrieta.

Events:

the Temecula Valley Balloon and Wine Festival each spring.

Shopping and entertainment:

the Promenade Temecula mall, Pechanga Resort Casino, and several golf courses, including Temeku Hills and Redhawk.
